The Zimbabwe Republic Police has issued a stern and urgent warning to the nation concerning a disturbing surge in real estate fraud. Authorities report that a growing number of unscrupulous individuals are creating elaborate fronts, posing as legitimate estate agents to swindle unsuspecting members of the public through the sale of non-existent properties and fraudulent transactions. This sophisticated criminal enterprise preys on the dreams of homeownership and savvy investment, leaving a trail of financial devastation in its wake.

In a significant breakthrough, law enforcement officers have apprehended three individuals believed to be central to one such operation. The suspects, named as Don Garikai Budzi (32), Tafadzwa Leslie Mwedzi (38), and Mordecai Tigere (41), were taken into custody on charges of operating as estate agents without the requisite registration, a direct violation of the Estate Agents Act. Detective Inspector Rachel Muteweri, a spokesperson for the Criminal Investigation Department, confirmed the details of the arrest.

The accused allegedly built a façade of a credible business, meticulously advertising both residential homes and commercial stands across various platforms. However, this was a carefully constructed illusion designed to lure in potential buyers. Detective Inspector Muteweri explained the fundamental flaw in their operation that should have been a red flag for customers. She stated, “The suspects had been advertising and selling both residential properties and commercial stands without fulfilling the necessary registration requirements set by the Real Estate Agents Council of Zimbabwe.” She emphasised the grave consequences for victims, noting, “This poses a significant financial risk to potential customers.”

Following their arrest, the trio was brought before the Harare Magistrate Court, where they were remanded in custody as investigations continue. This case has served as a catalyst for a wider public awareness campaign from the police force, who are now urging extreme caution from anyone entering the property market. The advice from detectives is clear and unequivocal: rigorous checks are non-negotiable.

Detective Inspector Muteweri laid out the essential steps for any prospective property buyer. She advised,

“It’s crucial to verify the registration status of agents and confirm property ownership before proceeding with any deals.”

She further cautioned against the allure of seemingly irresistible offers, a common tactic used by fraudsters to cloud judgment and encourage rushed decisions. “Always be wary of offers that seem too good to be true,” said Det-Insp Muteweri, echoing a timeless adage that holds particular weight in the high-stakes world of real estate.

Protecting Your Investment

The police have reiterated that legitimate estate agents will always be able to provide proof of their registration with the governing council. They encourage the public to directly contact the Real Estate Agents Council of Zimbabwe to confirm an agent’s credentials before any money, even a deposit, changes hands. With losses potentially running into tens of thousands of US Dollars (equivalent to millions of Zimbabwean Rand), this due diligence is the most powerful shield citizens have against these sophisticated financial predators.
